Bryan Wittenmyer’s “three-in-one” book Strategic and Tactical Real Estate Investing Secrets (from the trenches) consists of:

Perpetual Income: How-to Generate Cash Flow from Low-End House Investments, copyright 1999.

The Hidden Secrets Of a Real Estate Techniciian, copyright 1994.

The Creative Real Estate Investor’s Notebook of 525 Rehab, Remodeling, Repair, and Maintenance Secrets: Fast Tips, Shortcuts, and Techniques for Cutting Costs, Raising Resale Prices, Rents and R.O.I. (for less hassle), copyright 2004

His information doesn’t seem to be dated. The bigger problem is geography. Some areas have low cost housing where motivated sellers and opportunities abound and some don’t. It wouldn’t surprise me is his material works well in Pennsylvania, Oklahoma, Ohio and Texas. Coastal California, not so well. (Temecula/Murrieta seems to be getting there.)

I don’t know anything about the other two books (Car Notes and Business Opportunities) he has on Amazon.com.

Are there any real estate courses that teach investors all the possible messy title work and how to solve all of the problems. Is there a real estate course that teaches that?

Bryan Wittenmeyer has a spiral bound (low volume) book called “The Hidden Secrets of a Real Estate Technician”. It talks about title related issues quite a bit. It is available stand alone or part of a three-book-in-one set. $47 or $90 from Amazon.com. Not cheap, but probably a lot cheaper than a course. Has actual examples of deeds.

His other books are about aquiring very high cap rate properties. Like buying a house for $5,000 and renting it out for $500 a month. There are areas where people are just willing to walk away from a property and any offer may be accepted.

I’m not sure if there is one or not. You could take a course on how property is bought, sold, how title works etc. Then go look for problems.

This looks like exactly what I was looking for, I really appreciate it, based on reading the summary on amazon it looks like it’s about the part people don’t teach in courses and seminars, that’s great, is this up to date with 2007 world? it was published in 1994 correct?
are their other books by this author or like this?
