I would, as you say, put the code guy on him. Not out of maliciousness, but because it’s meaningless to negotiate without knowing.

I looked at a property that had a back deck built with a 4x4 concrete landing poured. It is right up against the house. On one side of the stairs it has a post anchored in concrete. The interesting part is the other side of the stairs is nailed into the board that forms one side of the 4x4 pad. It is newly poured so all the boards that formed the pour are still around it. If you took the board away near the house there would be nothing under that side of the stairs. No concrete.
I’ll be the first to admit i’m not a code genius, but this seems very wrong to me. I know codes vary widely but does this seem wrong? I don’t want to just put the code guy on him as i’m still negotiating. How would you guys handle this?
