I just received your mechanic lien system and I would recommend it to anyone interested. I noticed you had the Washington laws listed. As a general question, are the Texas laws roughly the same and if there different what are the big differences, if you know any.

I’m interested in buying a lien that’s on a property, but before I do I have a question. In my state if you do not file suit against a lien within 8 months, the lein is dismissed. Won’t even show up in a title search after that point. Now what if I buy the lien, and the debtor has already agreed to do a payment program, so I don’t file suit. After the 8 months is reached, what if the debtor suddenly stops paying me? I never filed suit, so I can’t foreclose, correct? What options do I have in that scenario.

You should be looking to improve your position every step of the way. So, you convert that mechanics lien into a repayment agreement and you secure that with a deed of trust against the property.
