I will be purchasing a house subject to here shortly and the owner is paying $125 per month on a kitchen he had installed, owes 6k on it. He is willing to continue paying the kitchen loan but I am worried he will stop paying on it. Can this company attach a lien after the sale if he doesnt pay? Thanks in advance.

THE BEST THING THAT YOU CAN DO BESIDES PAYOFF THE LOAN AND DEDUCT IT FROM THE PRICE IS MAKE SURE THAT HE GIVES YOU A SPECIALTY WARRANTY DEED WHEN YOU PURCHASE THE HOUSE THIS DEED STATES THAT HE GUARANTEES THE HOME IS FREE OF RESTRICTIONS AND LIENS WHICH WOULD MEAN THAT HE WOULD BECOME RESPONSIBLE FOR THE LIEN DUE TO THE WORK ON THE KITCHEN. THIS SPECIALTY WARRANTY DEED IS POSTED IN THE LEGAL SECTION OF YOUR LOCAL NEWSPAPER AND IS VERY ADMISSABLE IN COURT. MAKE SURE YOU TAKE FULL ADVANTAGE OF IT THATS WHAT THEY ARE THERE FOR!!! So offer to pay off the kitchen loan on behalf of your seller, and deduct it from your down payment to him. Pay directly to the contractor that did the kitchen work.
