Just by keeping the property in tip top condition should get you top of the market rents. Also by offering a lease option, the tenant/buyer will usually pay a premium.

Gurus, do any of you know how to get higher than average rents for houses? I’ve heard of renting them out by the room, etc., but I’m sure there are other ways as well. Maybe there could be a contest to see who comes up with the most creative, legal way to do this. What’s the best you’ve heard of?

You can collect an extra month’s rent each year by renting by the week. $400.00 per month can be $100.00 per week. $400 X 12 months = $4,800. $100 X 52 weeks = $5,200. ???
