Two thoughts…

one) invest in a diffrent area with less competition.

two) specialize in rehabs, preforclosurs, or lonnie deals where there will be less comp.

If you decide to do rehabs you can use the others that are advertising to get a steady stream of wholesale homes.

I live in an area that has a very, very large number of Investors puting up bandit signs everywhere, some billboards, radio ads, 10-15 consistant ads in newspaper(real estate wanted), vehicles with magnetic signs, and on and on. The area is las Vegas, NV and I want to know what a newcomer in this type of environment should do to be effective on a very serious level to attract motivated sellers and do this business. Thanks for any and all input, positive or otherwise.

You think that’s competition? Check out what realtors have to deal with!

I suggest using a technique that has broad appeal and jumping into the fray. The reality is most of those “investors” don’t even answer their phone/return calls from sellers. So there’s far less competition than it appears.
