Hope all is well with you. Interesting advice and your change of opinion over the bandit signs… It does come down to what is most effective, both cost and results oriented…
What my question is… Originally with your marketing plan it seemed that you had been leaving the decision of home selection to purchaser-customer, buying directloy from listed retail properties. Have you now changed your game plan to include aquiring inventory, in the form of motivated sellers, from which your buyers now make selections from this inventory…? Just curious that if you made such a change, why…? Was it dictated based on gross in the deal… or have you not changed that aspect at all…?
If you don;t mind me asking, How are things going overall within your HomeBuyer program, with the obvious changes in the market in the past 6 months or so…? Is the slowing in market conditions effecting you positively, negatively or not much at all… If you would rather not put it all out here, maybe shoot me an private email with any data that you would rather not publish for all eyes…

Good evening! I am signing up for a marketing program which includes the ability to do postcard mailings to attract calls from flexible/motivated sellers (this program is offered by a well-known and respected real estate “guru”). I have only enough funds available towards marketing for four months’ worth of mailings. Consequently, I have a definite sense of urgency to have at least one deal closed within these four months so I can re-invest profits in more marketing to keep leads coming in. My question is: Please tell me from your experience with postcard mailings what would be the three most important things to do to help assure success of this program and the three things to definitely not do to help assure success (success being 5,000 cards mailed, 25 calls from sellers and 1 or 2 deals closed [per month]). If your funds are limited, I would stay away from mail. While it elicits strong feelings from both sides on this forum, I would suggest Bandit signs.
Personally, I hate them, have been to court and paid fines over them, posted here agaisnt them, and yet, as I write today, I am awiting 300 Avoid foreclosure signs from David Alexander. Go figure!
Bandit signs will get more attention than your mailings, in my opinion. Don’t go broke mailing, go bandit signs!
