Of course the real estate agent is not happy hearing that their offer is only one out of a dozen. If the agent hears that you make 10 or 15 offers a week they will think that you are not serious, even when you are.

Give the agent a $100 dollar check, and when they complain that is not enough deposit, word the offer as follows…

Deposit $100 to be increased to $2000 within 48 hours of an accepted offer.

Then when your offer is accepted, increase the deposit. Explain to the real estate agent that your money is tied up and you cannot afford to withdraw it without an accepted offer.

When making offers through realtors they tend to want earnest money check with offered contract. If I want to make 10 or 15 offers in a week, how do I do this without cutting 10 or 15 checks to accompany the contracts? I’ve read about putting $1,000 in escrow with my attorney, but how do I work this through the realtors? They don’t seem to want to be very helpful once you mention “investor”.
