Ok, ok, I should already know of many places that offer great mortgages to people with LESS than perfect credit (well, it’s under 600 anyway, not bankrupt), but I didn’t get them - too lazy to write them down.
QUESTION: I need some lenders, no hard money, who loan nation wide and will give me better than 80% of the APPRAISED VALUE of property for Non-Owner Occupied single family, NO DOCS preferred.
As always, you guys (general) are the best. Email me if you like or call me too…I don’t care, but at least if you call, I’ll know it.

Let me make sure what you are asking are you looking to pull cash out using an appraised value higher than the purchase price.
100k appraised value
70k purchase
80k loan
10k cash out
This is asset based lending not a mortgage loan.
If this is what you are looking for but don’t use hard money you will have to long and hard. Sometimes you can find local investors who will do this. One of my local lenders has an investor who will do at at decent rates.

Try Saxon Mortgage. They seemed to think that they could get me 90% LTV. Thats the best that I have come up with.
