Foreclosures require specialized knowledge that is state specific. So acquire that knowledge however you can.
Buy a course or two on foreclosures to learn the ins and outs of the business. This is not an area you want to invest in by trying to skimp by with only a basic idea of what’s going on.

Hello everyone it has been a while since I have been here but I would like some advice, I have purchased 8 homes in the last year since I have been in real estate investing. My questions to you is lately I have been reading the newspaper, I live in a small town but even though I live in this small town, I have been seeing a lot of people that are facing forecloure more than ever, I would like to know ways I can get to these people that are about to loose their home so I can get the deed or come up with something else that will make me a deal. I feel like maybe my attention need to be here. Please help me !
I am not sure how many people live in your town, but I would do a mailing to the zip codes you want to buy property in. Mail out a postcard that says I Buy Houses. Something like, are you moving, job transfer, making 2 mortgage payments, facing foreclosure, then give me a call and we will find a solution.
You, might be surprised how many people give you a call. This way you can cover a much larger area.
You, can go to your local courthouse as well, and pull up a list of “lis pendens”. This is more time consuming, but well worth the effort!
