hmmmm, i dont know how he can expect you to pay for his lot issues. that pad belongs to him once you pour it.

im in KY not OH, but id assume that particular law would be consistent to both if not all states. but im sure hed appreciate you making imporvements to his property for free.

in KY ive had to foreclose on probably 40 homes, not once has it taken more than 3 weeks or so. usually faster. but ive never really had anyone try to fight it to the end either. im sure a bankruptcy would throw my scheduling wayyyyy off.

The PM I just talked with told me that he did not have any repos in his park, be he did have 10-12 vacant lots. He said he would let me bring in MHs if they were 14x70 or larger and 1990 or newer. But, he also stated that many of the lots need new concrete pads and that the tenant(me or my buyer) would be responsible for it. I thought that it would be the lot owner’s problem(his). Am I right or wrong? He also warned me that his typical foreclosure takes anywhere from 2-5 months and it is a major pain in the butt and it doesn’t matter what I put in my contract. Anyone in Ohio know if this is typical timing. I’ve been on the phone alot and getting alot of negative feedback from the PMs i’ve talked to, so just trying to clear some of this negativity up. Thank you for any of your input.
