Why not leave it to the professionals, ie Listing agents “real estate agents”. Then you can spend your time buying. I just simply find it harder to find them “deals” right now. Selling I usually leave for my realtor “partner”. Is there a system that anyone knows of that will cut that cost “listing agent” and still move the property just as fast?

There was a thread here, around the beginning of the year, on a systematic system for selling houses - not nodiscount, but another system, I think it was for selling lease options. Something to the effect of directing people to the house, having flyers on the house with cell phone # that people could call to see the house right then, etc. I’ve searched, can’t find it. Anyone know this, or the name of the system?

It’s called set up a voicemail box and talk about the house, give the address, and have them drive by and look. There you have an info tube and a flyer on the inside of the front window all pointing to your cell phone or “bat line” where you can be reached. If they want to go in get a few more details from them like name, phone number, how much they have to put down… then if you feel comfortable give them the lock box combination (home depot or lowes has them for about $20) and ask them to call you on their way out the door so you know they’re done. Have some applications for them on the kitchen counter… if they like it fill it out and fax it to you or straight to your mortgage broker if you choose.

Other than the voicemail part you’re missing out on a lot of potential buyers. Too much work for less than best result. Take the lockbox out out of the picture and do one group showing. You are light years ahead of most but you haven’t mentioned anything about increating or maximizing demand which ulimately means getting the best price.
Someone else mentioned Kirschner’s course…RIP OFF. Don’t work in today’s market. 5 day method doesn’t work anymore fewer people reading papers these days.
Nodiscount method is the best I’ve seen but they are becoming more and more like a real estate company than a selling system.
The best selling system is one that requires the least work for the most buyers. I’m going to keep that secret to myself.
