So far I’ve never used the ads on a regular basis because the response was too low for me. I find WAY more deals when I’m the aggressor… ie: I go out and find the sellers/homes/PO’s, etc.
Use the paper, but instead of waiting for others to call you, call them, go look at homes, negotiate, buy or use options… etc., etc… and things should improve for you.
In my experience, not much happened when I just sat around and waited.

Thanks, I actually just posted an ad in the paper and on line. The ad said I wanted mobile homes and was also selling them. Ive already received one email asking about any I may have for sale. The ad in the paper will start Saturday and run for 7 days. Hopefully, Ill receive some response.

Anne already made the point I was getting to by asking you the question I did. PM’s are the key to this business when finding motivated sellers. We do not look for mobile homes we look for motivated sellers and a PM in a park knows the exact reason why someone is selling. In my pet park I have only bought 1 of my last 10 deals off of a sign and even that the PM steered my way.
If you have not done so already go to three parks a little futher away than you would like to work and talk to all three PM’s if you can. Try to get permission to work in those parks (I advise to go out a little bit to refine your presentation). Be courteous but project confidence and above all be honest about what you are trying to do. Once you have the PM on your side you will have all the deals you can handle and will actually have to turn deals away that do not work. Good luck make sure to reread DOW and go talk to those PM’s.
The newspaper ad is a good way to gauge buyers depending where you are but I have not found it to be as good for sellers myself in my area. Good luck and let us know how it turns out for you.

Patience. In my markets, for whatever reason, I have to run an ad in the paper for two weeks to generate calls. And I continue to get calls for weeks after the ad has stopped. The day when I get the most calls is often Tuesday or Wednesday, which is when folks get around to looking in the Sunday classifieds. I’ve been told that they will see my ad in the Sunday paper, but they will assume the house is gone if they don’t also see the ad in the Wednesday paper, when they finally look at the Sunday paper.
I’ve never gotten a deal from my classified ads, have only found buyers. The deals ALL come from the PMs. You’re going to have to give in and see them in person if you want to do this.
