3500 sq. ft. lot is big enough for two or three m/h units. They want you to have an office so they know where to send the bill for your license renewal.
Tip of the day, never contact a government office unless you have money that you need to get rid of.
I have heard of some folks who just ignore this kind of law. Two or three deals in one county, and two or three in another. Wife does a deal or two, and perhaps a brother, but never mother (they can be dealkillers).

Ordered and read Lonnie’s books. Fired up and ready to go. Contacted Ohio BMV and was informed that I need a dealers license to buy and sell used mobile homes in Ohio. Requires 3500 sq. ft lot, sign, office, etc. Requirements seem unreasonable. Would appreciate any help and advice.

I ran into the same problem in my state. They wanted a picture of my office, my lot for holding inventory,my business sign posted, etc., etc… Here’s how I got around it. I called DMV and had to explain to them that I did not deal in M/H’s as a traditional Dealer does and explained that my inventory was sitting on rental lot’s in MHP’S, thus, I had no need for a lot to use for storing inventory at my place of business. I only required a small office to use as my “place of business” to do clerical work.
My City will allow me to run an administrative type business from my residence and issued me a City Bus. Lic… I cannot have customer’s come to my home to do business, no biggie there. Once in a while one might come here for some paperwork, but my neighbor’s don’t know they’re customer’s.
I wrote DMV and told them that my City allowed me to run my business from my home and issued me a Business Lic., and that I’m in compliance with local law’s and ordinances. Had a sign made, put it on my house took a picture, took the sign back down and sent the picture to DMV along with my letter, and they issued me my dealer’s lic…
Most of these Gov. agencies aren’t familiar with how we run our businesses while doing Lonnie deals, if you tell them you want to run the bus. from your home they immediately assume that you are going to drag a bunch of M/H’S into your backyard and try to sell them. If you explain your concept to them, once they understand what you are trying to do they should loosen up a bit. If you haven’t done so already, I would suggest you check with your city to see what their requirement’s are for a Bus. Lic., in the event you are required to have one.
