I want to get the seller to give me Limited Power Of Attorney. I am taking title subject to.

What verbage do I include as to the purpose of Power Of Attorney? Or do I not need it?

On the limited power of attorney form found on Bronchicks site where it says for the purposes of limited power of attorney there is a blank space to indicate for what purpose. I am obviously buying a house subject to so what would be the proper verbage to place into this area?
