Don’t quote me on this, but I think you need a license only if you sell (not buy) more than 7 notes in a year. You can buy 20 notes and sell 7 notes in a year without a license, but if you want to sell 8 or more notes, you need a license.

I have been told that in order to buy or sell real estate notes in California I must hold a real estate license. I do not know whether this is true, and if it is, what part of the law states this. Also, if a license is required for me to personally do this, is there a way to work with a real estate broker to circumvent this requirement?

I am following the Winning in the Cash Flow Business course, and it does not cover this question in the course material.
