I would contact an atty, let him know the time sensitivity, and see what they can do.

Lein on Property, Need help - closing in 15 days! - Posted by FTC

We are selling our home and closing (hopefully) in 15 days. Title search came back with 2 leins on the property; both from the same place - a leasing company - Walnut Equipment Leasing. My husband had a business in 96 and defaulted on 2 leases, which were both in the Corporate Name!!!
How they got a lein on our personal real estate is beyond me!
Now, I look them up (leasing company) to settle, and they are out of business due to fraudulent practices. I look up thier attorney, and he’s out of business too, for the same reasons.
Where do I go from here? Can someone give any kind of feedback??? Thanks!

Are you sure these liens are attached to the property? Are they certified judgments? Check with an attorney. There is a procedure to protest a lien, but it takes a few weeks I believe. If no one shows up at the hearing, the liens are dismissed. You could put the money in escrow if you are sure no one will show at the hearing. You need to check with an attorney.
