There is WAY too much missing info to give you any advice at all on what to do here.
Without more, we’d only be guessing as to what you should offer.

There is one thing that stands out to me though.
If the house is facing foreclosure, I’d not offer a lease option.
In all likelyhood you’ll have to put some cash into the deal to catch up the mortgage, unless the seller can bring things current.
I personally don’t like putting money into a deal unless I get ownership.

Tell us more about the situation and perhaps someone can offer more.

I am a Newbie,I have found a home advertised that is going into Foreclosure. I have called and have a good possiblity of making a Lease to Option offer. Do I go ahead and put into the Contract that I will only pay on the original mortgage once the house is rented? This will be my first deal. Please advise.
