Best advice is to read the ordinance to find out what it takes to comply, and what the penalty is for not complying. I knowingly will go 70mph on the freeway when it is against the law, but I also know that the penalty is ok with me if I should be pulled over. My city does not have any ordinances like this, but are looking into enacting an ordinance that will require licensing of rental units, so I can’t tell you what the consequences will be. Check out the ordinance for yourself since you live there and you should be able to figure out what is needed and what the situation would be if you don’t follow it.

Good People,
The largest city near me (pop. 40,000+) has pretty strict licensing of rental units within its jurisdiction. Has anyone had any trouble doing lease/options in towns like this? I’ve started my marketing in this city, but it just ocurred to me that not licensing a leased home to a tenant/buyer might be a problem, especially if the term of the option is over a year. Of course I’m not going to tell anyone at City Hall what I’m up to, but there might be consequences involved that I’m not seeing. Maybe realtors unhappy with my business might be tempted to let a friend at City Hall in on the secret.
I realize I’m probably being a bit paranoid, but if anyone with experience with this kind of licensing requirement by the City Powers-That-Be wishes to address the issue, I’ll be grateful for the response.
