When you sign a L/O up. How can you make sure that you protect yourself besides having the proper contract. For example:

1.) Do you perform a title search.
@.) Do you set up an escrow company to receive payments.
3.) Do you have the seller include you on his insurance

I think I might havw a lease option. I just want to make sure that I protect myself along with my tenent/buyer.
