Tell him to stop being such a tightwad. Why should someone else (you) pay for the floor space he is not willing to rent for his own employees? You are paying for the floorspace based on the sq footage. I would refuse unless you want an adjustment of your rent and can obtain it from your landlord. Smaller space equals smaller rent, larger space, larger rent. Sounds like the new tenant is trying to get something and leave you holding the bill for it. Tell him “no”.

I am leasing (5yr) a small 650sq ft office. The new tenant on the other side of the framed wall needs to make the bath room bigger to meet code. The new tenant said they needed to take a corner (2’x3’) of my reception area to enlarge their bath on the other side.

Can they do this? He can go the other way but his room will be smaller.

Also, the electrical panel is on my side. They will need to pull new wires above the drop ceiling tiles. I’m okay with this, but do I have to give them (key) unattended access? I have unlocked files & computers. Also, moving the tiles will make a huge mess to clean up.

I’m trying to be a good neighbor. He keeps asking for concessions on my part. He actually asked if his 5 employees can use my kitchen for their lunch, since they don’t have a break area.

I appreciate your insight.
