What does it say in the lease?

If unwritten (no lease) then most states revert to a month to month lease status and the landlord would need to go by what the statutes state is the max late fee (for example 5%).

I do not know CA law so please only take this as a suggestion of where you may find your answer.

Just wanted to find out if there is a standardized form and rate to charge if someone is late in making their monthly $288.30 payment on a mobile home in an older beat up park in california?

Thanks
