The lines are all on his property, and there’s a wooden fence between our properties, with cross-fencing between each of my Tenants to form their private patios. There is no way for me to access these lines. The water simply drains on to my property and down to the alley behind.
Secondly,
I’ve already made a complaint to the City “Yard Nazis” as my husband calls them. The Code Enforcement Dept.
It’s ironic, since for the most part, I believe these Departments are filled with Police Wannabes who love to get paid to snitch on you for stupid and unimportant things.
Anyway, haven’t heard from them yet.
I’ve taken pictures to document where the damage is coming from.
Must wait until Tues. to speak with a lawyer concerning this matter.

We recently purchased 4 Units where the 6 Unit Building next door is creating problems.
The building next door has 3 Tenants that have washers that are illegaly installed outside on their patios, and they just let the water flow onto our property, flooding our Tenant’s patios, and causing algae to grow up on our walls.
This has also begun to rot out the wooden fence on the property line between that building and ours.
A second problem is that they have a bee hive with bees swarming out of a vent in their wall. The bees have stung one of our Tenants and our Tenant’s dog.
I found the name and address of the owner through a Property Profile, but I don’t have a phone number.
What is the best way to handle this situation?
Should I send a letter to them asking that they call an Exterminator and wait for a reply?
Should I ask for their Insurance information so we can sue their Insurance for the water damage?
Should I have a Lawyer draw up a letter to them to give us more leverage in this sticky situation?
The Dept. of Health & Safety will not take care of the bees. If I call an Exterminator myself, how can I get reimbursed by the other Landlord?
not sure about the bees. They are naturally occurring.
as for the washer drain lines, you have a safety/sewage issue. I had same deal with a neighbor. I took some end caps and plumbers glue (that blue stuff), and capped off the drain lines, the ends of which were on my property. I then told the a-hole what I did, and dared him to cut off the caps. He, of course, cut them off. I called police, and they directed me to city water department. The guy was cited, and he quickly got a plumber to re-route his drain line to the sewer main.
