Considering purchasing land, found out it was land locked. I don’t know how it can be sold like this but I do know I would have to hire an lawyer to try and get a right of way, but is it really worth it? Would I have a good chance thru the courts?

A couple of years back I found and did buy a parcel like this at a very good price because of its LL condition…but only after spending some time with a title co. lawyer and demanding, and getting, his letter to me to the effect that absolutely there was a valid written access easement to the property.

After buying it, I gave certified notice to the neighbor re my easement, which was responded to by her lawyer, claiming NO such easement existed.

But after educating the lawyer with proof of the easement, the neighbor backed down and became right reighborly and cooperative.

Moral ? Might be well worth your looking into your tract and checking it out.
