A gentleman asked me about buying a lot for his modular home. Land is something that I haven’t thought much about, but this got me thinking. What’s a good way to determine value on unimproved land? County offices in Florida give land appraisal values. Anything similar in PA? Ad valorem taxes? Would this be a good estimator? I imagine comps would be scarce, at least the ways I know how to get them. I’ll pass on his number if someone near Montgomery county is interested, but I was curious for my own personal knowledge.

Also, the Montco tax claim sale is coming up on Monday, lots of land there, possibly a deal!

the assessed value can be all over the board, I would look at them, but neither trust them or rely on them as a sole indicator.
