Don’t even consider an installment land contract in California. The California Bar Assn. in their courses says there are 3 times to use a land contract in California, never, never, and never.

Case law has eroded the usefulness of them, and even if you want to risk it, the contract would likely be far short of all the necessary clauses that should be included. I did a couple of them, in a couple of special circumstance situations and the agreements were over 30 pages, but the courts kept chopping away and I just tossed the forms out knowing I should never use them again.

So go with the AITD.
