NO specific advice for a local Realtor.
Note that you are likely to find that most agents do not want to list such property. Hence the sellers are not getting much in the way of service or selection. Consider direct marketing to find the sellers without agents.
Also look for agents that seem to list the deals you like that are listed. Maybe you can get one of them to represent you as a buyer agent (not on their own listings).
