You obviously don’t get it!!! I have (1) ONE house to get rid of. I was asking for help for this one house, not so I can go out and get more that way!!!

You are definitely someone I would NOT want helping me since all you have are negative comments and pre judge people for asking for alittle help. I DON’T want to do L/O’s, either buying or selling, but this is the only way I am going to be able to sell THIS house! So back OFF!

Ok,
I’m having to sell one of my properties on L/O. I know all about having to have 2 seperate contracts, a purchase contract and a lease agreement or rental agreement. I know about the option money and not to tie the rental agreement to the purchase contract, but DO tie the purchase contract to the rental agreement.
I need to know if there is anyone on this board that has done L/O in Arizona. I want to make sure I have all my i’s dotted and t’s crossed. If someone has done this IN Arizona, (since all states have different rental/tenant lasw) your help would be greatly appreciated.

Already you’ve got a problem with what you “know”. You shouldn’t tie anything to the “purchase contract”. The option agreement, yes.

Rather than risk doing this all wrong, it would be wise to buy Bronchick’s L/O course and learn to do it right. If you want to be sure your i’s are dotted, etc, this is the way to do it.

You make it sound as if Bronchick is the only person who has ever done L/O’s.
There are many courses out there all of which are pretty good. There are SEVERAL available from this site. I have Ron Legrands. I also have numerous contracts, rental agreements, option agreements, Lease w/option to purchase, purchase contracts and other forms from several different people who are doing this very thing right now. EVERY ONE of them does it different! I was looking for someone in ARIZONA that has done this on a regular basis.

By the way, I KNOW Bronchicks course are good and in time I will probably purchase a few of them. But I need this house SOLD NOW!!! I’m not a newbie to REI, just alittle green on the L/O.

Now I understand. You want someone who has developed their own L/O contracts, probably paying an attorney in Arizona to get them just right, to give them to you for free, so you won’t have to go through the same amount of effort and expense.
