I’m getting started in flipping and I have a partner. We are putting a joint venture agreement together for ou first property and any subsequent properties we do together. She is putting up the cash and we are both sharing the work. We are splitting any profits 70% for her and 30% for me.
In the contract for the joint venture where we spell out our responsibilities, what would be some good language so I don’t look like a slack?

This is not a layman’s task or within his ability to perform professionally, capably or well.
Nothing more costly than the layman done partnership or JV agreement when it falls apart and the parties start suing each other.
Get a clue here and get a lawyer.
