  1. Have her buy you out via refinance.

  2. Buy her out and turn her into a tenant.

  3. Sue for partition. The court would likely sell the house and distribute the proceeds equitably.

I co-own a one family house with a friend that we bought December 2003. I’m interested in moving and would like to sell the house. My friend doesn’t want to move at this time. We bought the house together with both signatures on the deed. If I move out I won’t be able to pay my half of the mortgage and the house will go in default. I put up most of the downpayment (207,000.00) compared to her(1,000.00) so I stand to lose out. What are my options?
