I have a friend who bought a house with her boyfriend, and now the boyfriend broke up with her and moved out of the house. She wants to keep the house, and he doesn’t want to pay a mortgage for a place he is not living. How can this be resolved?

The ONLY way to resolve it is for your friend to BUY the house from get a new mortgage. The ex boyfriend (assuming he’s on the mortgage) would be an idiot to do otherwise. Your friend (assuming they’re both on the deed) would be an idiot to do otherwise.
As a public service your friend and the ex boyfriend should, for the next 25 years, tell every unmarried person they know who even considers this NOT to do it.
My normal, snarky response is to say to get in their wayback machine (copyright Mr. Peabody) and go back and NOT do this. But I’m in a non-sarcastic mood today.

The boyfriend says he doesn’t want to sell the house but he wants to rent out his half of the house. Can he do that? If so, doesn’t my friend have to have approval since this person will be living in the house with her?

It’s past time for your friend to call a lawyer. She may have to file for a “partition” of the property. It sounds like the ex is just being a d**k.
