You run your mouth and criticize the time and effort I put on this forum, and when I ask you to allow me to verify your alternative source as you say, you won’t give me the information to confirm if your source is what you proclaim it to be. It was simple. If you want to help others here on this forum, and your source is legitimate, then let me check it out. I already told you that I think you’re full of $hit, and I knew when I asked for the lender, that I was giving you enough rope to hang yourself.

You threaten me about a pi$$ing match. You’re not qualified to get into a intellectual exchange with me. Not only are you not knowledgeable enough about financing to discuss financing, Your post are over encumbering and are about as exciting as watching paint dry.

Any time you mention my name or what I do, you better be prepared to answer to me.

As I said, It’s TRUTH AND TELL TIME, and the truth is, you don’t know what the hell You’re talking about.

I’m a fairly busy guy and because of that, until yesterday afternoon I was unaware of your post regarding me and your source for Hard Money.

Rather then go into it and rehash what has already been said, I’d rather move on and find out about your source. TRUST ME, I will shake the monkey out of the tree.

If your source is buyable and Nationwide, I will not only use it, but indorse it.

As you know this forum does not allow advertising unless it’s paid for, however if your source is a valid one, it will be used and recognized.

Jim, from this day forward I want you to know that I am challenging your reputation and rendering mine. I think that your source is limited and not Nationwide what is what this forum is in dire need of. I’m fully aware of the cost and demand of being licensed Nationwide (approx $120K annually with continues education in many states) that most lenders will not go for, do to they don’t do enough business to justify the cost.

I also know that the collection laws governing each state differ and therefore may not be equitable for a Hard Money Investor. Last but not least, I have private investors in California who would never consider lending outside of the state which is normal for a private investor regardless of their given state.

I’m aware of many lenders who proclaim being Hard Money Lenders and do not live up to their claim.

As for now, I would just like you to call me at (909) 9440199 and we will discuss your source. I will find out if it’s for real, by sending them some deals and you will get credit for sharing it with the group. I will personally thank you for sharing it.

If it’s what I think it is and that is a Hard Money source limited to area, then I think you’ll learn not to let your mouth make appointments that your body can’t keep.

I can not quote the exact message that I left on the board because it was deleted.
I did say that with all due respect to Ed, that I do not know why everyone believes that Ed is a God Sent.
I gave an alternative source of funding to that person.

It is not Hard Money, as everyone believes, It is a private investor / partnership offering that will consider deals throughout the country.
You know as well as I that we are talking apples and oranges so your challenge is fruitless. If you read any of my post, you would know that I do not care for lending institutions and have no need of them. Most will tell their client (s) that they can help them and then have them jump through hoops.
I am not trying to degrade you or your profession. I just have no patients with people or lending institutions that get a persons hopes up only to be let down.
What I am basically telling people are not to be greedy when starting off…use a private investor if they have nothing to start with. Within a short amount of time they don’t have to seek out a lender or answer to anyone.
No matter how you present yourself on this board, you are still a lender and you work the numbers hoping you can write up a loan. You as an investor, if I presented a project for your review and you then told me that it looks great?. So fill out this application, I would simply tell you to have a Great Day and never attempt do business with you again.
I started investing over 20 years ago with no cash and have never used a lending source. I only made 30% of the deals for the first year but I banked my profits (21,000 to $45,000 monthly) so I would never have to depend on others for my investments.
I come to this board once in awhile when I get in town and I think to myself that most of the people on this board truly wishes to improve on their lifestyle but they spend way to much time analyzing then producing.
I believe that the so-called Guru’s (not just on this site) charge way too much for info that is available in your local bookstore or public library.
Each and every one of us needs to believe in ourselves before attempting to have someone else believe in us.
Yes, I am arrogant at times but I get the project done within the parameters that I set.
I believe that I defended myself and believe on this board to last for a while. If you are others are not satisfied with my response, then that is not my problem.

After reading your last post, I don’t think I could ever be as impressed with you, as you are yourself.

You danced around my question and I can now see that any future dialog with you, will be your one sided opinion of lending and a waste of my time.

Thanks for the no CAPS. Now I can read your posts. So are you telling us that you have nevr gotten a loan from a bank. Even way back then.

I started investing 25 years ago and always sought out owner financing because I never thought I could get a bank loan. Now the banks are begging me to buy more rentals so they can loan me money. At today’s ridiculously low rates why would you not want to deal with the banks. Red tape. What red tape. I can close with the bank in 10 days. What Ed teaches his students is if you have lines of bank credit, you can do more deals, have more power hence offer all cash deals at lower prices.

You might want to expand your thinking and knowledge by attending Ed and Terry’s Lender Workshop.

It cost me the price of a phone call and a fed-Ex anywhere in the world. I told you that I only do business with select Investors. It seems that you can not except that. I see your little game. I went back and check every answer you’ve given on the financing board and they all gave the same lender website address. I have since taken them down. I will personally check out this lender.

Mean while you know that there is no advertising on the board and I know what you’re doing. Stay off the board if you’re going to advertise with your friend Dan??
