I got a call off of my “WE BUY HOUSES” ad today from someone with a Mobile Home.

Just when I was getting comfortable evaluating Deals on SFH’s :slight_smile:

I think this is a no brainer “not a deal” scenario, but I wanted to post here before I called the lady back.

She is 5 payments behind on her lot ($1225)

Home is a 98 Cavalier (I have no idea what that even is)

She paid about 29k for it new and she owes 26k on it now.

She is running A/C on windows units because she could not afford a new coil for the existing A/C.

Well, any input is appreciated, I don’t know anything about MH’s yet.

In September I bought a 2002 Clayton Laredo with a working A/C, a Washer & Dryer, All other appliances, a Bed , a Futon, 2 chair, all the decking set up in a park for $10,500, oh and I forgot he through in a set of golf clubs. BTW he had paid $26K CASH in April for the home, So I think $26,000 is a little high for a '98 Just my opinion though.

Some things that were not clear… is the home selling with the land or is the Lot Payment actually lot rent?

Can the Home stay there… A singlewide costs between 1,400-1,700 to move/reset in Houston area…then you have to add the costs of reconnecting the utilities generally 1,000 to 1,500.

If you move it into a park there may be a park entrance fee…
