After perusing this site and looking into the archives it seems to me that most people ask the simple question which is, “Did you take (enter name) course and have you had any success?”. What they are asking is did you make any net PROFIT/MONEY??

Instead of getting answers to their questions the responses seem to always be along the lines of…

“Yes, it is informative…”

“There is a lot of useful information”

“I have purchased my first property…”

“It is worth it but you also need to buy…”

“Its good for novices…”

In other words NOBODY MADE ANY MONEY, YET!

I don’t mean to be harsh, but I got to call them as I see them.

There are phases to rei, and the first is the evaluation stage. You are obviously in that stage, and from the tone of your post, you strike me as cynical and skeptical that this rei stuff can really work as well as they say.

Guess what? You are right. There are a lot of folks out there that sell rei knowledge and are pure salesmen; cons to the core. That doesn’t mean its all bad, though. So be skeptical and evaluate the info based on 1) if it really works; 2) how much time, info, money, credit, effort it takes to make it work; 3) whether it will work for you. Just don’t be so condemning of those of us making it work; you literally have no idea how much wealth is available thru rei.

Guess what? You are wrong. These courses all sold here are good. They will “work,” ie make you money. That, to me, isnt the right question. The right question is, Is the rei approach you have chosen the best fit for your personality, needs, time/$/Credit/Knowledge contraints? You can give pearls to swine. If all the pigs do is eat the pearls, it doesn’t mean the jewelry is any less valuable.

To give one small example, I rehabbed my own home two years ago. Bought for 130k, put 20k into it (banks 20k), and its worth 250k now. I have a 105k line of credit I just used to buy three doubles (flipped one to a friend in my reia club for a nice little profit); I will use the line of credit $ to rehab, put tenants in, and then refi for a no money down deals. Ed Garcia from his seminar has been invaluable in helping me do these deals. Bill Bronchicks courses have helped me create the corps, llcs, and given me the knowledge to have a prof. stance from the git go. I’ve got another double that we got to the act of sale on in Nov. that I will buy for 46k, put 35k into, and sell for about 130k (keeping a 20% second mortgage at 26k, 12%, for $260/month +cf, in addition to getting all my 81 back plus 15k profit.)

And I do this while working another job fulltime. I wont lie to you: I havent seen many of my friends in a year, and its strained my marriage at times. But now that this is really workin, things are much, much better.

This stuff works. That ain’t the question. The only question that matters is Will YOU work it? I can tell you I have put a sh@tload of time into getting my rei biz off the ground in the last year. If you are willing to do the work, and act smart (and I learned most of what I know from the good folks here, including the courses), you will make money.

And heres one final though, Friedrich. When I rehabbed my house and made 105k… I didn’t have anybodys course. I didnt know about kevin myers excellent book, or anything. I just did it the best I could (and I made some big mistakes). You don’t even need a course. You need desire and action.

So, do you have those qualities? Or are you just standing around the edge of the gym watching the rest of us dance?

The reason the “vague” answers are not helpful to you and others who ask these “Is 1+1=2” type questions is that education does not work that way. Sometimes it can lead to direct results immediately. Other times, the income opportunity manifests itself later.

Taking a narrow view of these courses might lead to some disappointment. Besides, one person’s experience is not a definitive experience of another.

You can call it whatever you want and form your own opinions, since none of the people responding stand to make any profit of any sale here.

People ask, other people answer. If you don’t like the “free” answers, you can either wait forever and do nothing or simply order a course and find out yourself.

I, too, don’t mean to be harsh but I call it as I see it.

I’ve bought lots of courses and I have and continue to make quite alot of money. Your obviously not reading the Newsgroup one where people are talking about deals all the time. You have to remember if just reading books, listening to tapes, gaining knowledge made you rich everyone would be. It’s the application of what you learn that will make the difference. You have to be Intent on changing your life to make things happen.

I would suggest read everything on this site, join your local Re group, find other Investors in your area.

Your are now being exposed to things that can make you extremely wealthy. Dig in start learning and see where your place in RE is, based on your personality. The choice on what to do with the information is yours after that.

It’s apparent to me that you haven’t read the “Success Stories” section yet. If you had, you couldn’t, in all seriousness, make the statement, “nobody made any money, yet!” Many of these success stories are from individuals who have purchased, read, and implemented material from the courses offered on this site…including ME.
