Sounds promising. But not on hard money. . . you don’t know how long it will take for others to notice the area.
If they’re boarded up, owners might finance you just to get property off their hands?

I’ve found some beach front area that was once abandoned, but is beginning to be rebuilt again. There are at least 3 boarded ranch style houses across the street from the beach, a 1 family boarded house and empty hotel and motel that run along this strip.
Is this potential for anything?
Could those houses be rehabbed and the hotels be turned into condos, maybe?
I would rehab the houses and sell them retail. Rehab the hotel/motel and make beach front condos for rentals.
Could this be aqcuired with hard money? Credit is average.

Currently, I’m on the quest of doing my due diligence and scanning the neighborhood and noticing where the re-building has already begun.
