of course, i have many concerns, retaining clean credit being the foremost, and appreciate all the help and advice i can get.

I would like to ask people that have purchased the Carleton Sheet’s real estate course to let me know if it is a good course for a first time real estate investor. Also I would like to ask if you were successful in purchasing properties with little or no money down followig the instructions in Carleton Sheet’s course.

Go through ALL the CS posts on this sight. This question has been asked a thousand times - scroll down and see the answers to this question. The CS program is good if you are a first time investor. It will give you the basics and will get you to start thinking creatively. It will introduce you to creative ideas and terms. It will not, however, give you detailed info. You will then have to buy more CS courses, or what I suggest you do, is go to NewsGroup II on this site and read, read, read (read everyone’s postings - even if you don’t think it pertains to you). You will get an idea of what types of transactions you would feel comfortable with, ie: L/O, flipping, rehab, etc. From there, you can purchase specific courses on this site from people who post regularly and will be able to help you through your investing. I have CS program and I thought it was a good foundation. Later, when I found this site, I already understood the terminology used and most of the creative ideas because of my CS course. I have found this site (NewsGroupI), however, to have more information, collectively, than anywhere else. This site fills in all the details that will no doubt be missing from the CS sheets course. You will also read several postings that deal with no money down transactions actually being done by investors. You’ll read about their everyday, real life experiences (good & bad). It’s free and you can’t beat that.
