This property is listed for $94,500. The owner has been transfered out of state and has to sell A.S.A.P. He paid $59,000 2 yrs. ago. He has put new siding, carpet, paint and has cleaned the look up a little. Also all the property within 1/2 mile haven’t sold for under $100,000 in the last year. Properties adjasent to this one are all rental and need some cleaning up. In the next year there will be a new road going in behind this property which will back up against the backyard.
I think that this might be a great rental opp. but I’m new at this game. Let me know what you might think. I think that the seller might take as low as 75,000 just to get rid of it.

I thought that 65,000 sounded good to but you have to take into account that he did put siding and carpet and paint into it. I figured also the time for appreciation. Let me know what you think.
