I have been investing on and off in real estate for the past 30 years. I owned and rented a few single family homes, townhouses and one small office building. I recently bought two foreclosures, fixed them up and sold them for a good profit. The problem with this approach it that everyone and their brother is looking for these distressed properties and the price is too high and/or they are very hard to find in NJ.

I’m about three years away from retirement. Much of my retirement money is invested in the stock market (some stocks, some bonds, some REIT’s) A friend of mine recently suggested owning trailer parks, because he said they were a relatively safe investment, with higher than average returns. I live in New Jersy and was just starting to see how many parks are actually available. I don’t like to be too far away from my investments because it makes it too hard to fix problems.

I have a little over one million that I would be willing to put into multiple Trailer parks.

I would want distressed properties, in good areas and enhance them. I may want to spread the risk by investing in several parks (if this is a good idea), but I would need a manager on each site to collect rents and handle minor problems, because I hope to be able to go south for the winter after I retire. I would be actively involved in all major aspects of running the park.

My question is, what is the best size park to get involved in to maximize ROA?
