I too live in the San Antonio area (Canyon Lake, just north of San Antonio). Although I have not done any “Lonnie deals” yet, I do own 3 MH’s as rental properties. I live in north central Texas and have been brokering notes but have read Lonnie “Deals On Wheels” and will begin to invest in mobile homes. My question is how do I get around the Manufactured Homes Act that require you to obtain a Dealer’s or Broker’s license if you will sell more than one mobile home within a twelve month period? Can any other mobile home investor tell me what they are doing? Thanks, ARNOLD

Arnold,
You can have alot of friends and family members sell them for you and use their names. But you are taking a liability chance with alot of different people.

I went ahead and got my license. You can move your license to different locations. It’s real simply to float your license to different locations.

Do a couple deals and see if this is what you like and then spend some money on a bond and a license. Sure, it is expensive, but thats part of doing business.

Your customers will pay for it.
