I am interested in investing in commercial property. I would like to do this with no money down, since I do not have any money anyway. My question is has anyone had any experiences where a lender might lend 80% of value with the seller carring back the balance of 20%? A followup question the lender financing 80% and the seller carring back 30%, providing the property would support this arrangement. Am I dreaming or are these scenarios a possibility? A little background a couple years ago I had a group that would buy pending foreclosures on contract, rehab then sell; but the group broke up and now I am trying to restart the venture. So money is extremely tight at this time. Thanks for your time.

Be very careful with what you are thinking.
Is it possible to do 100% financing? Sure it is. But it’s a very sharp tool that cuts both ways.
