What are some guidelines used when determining when to buy real estate. Obviously, I realize each person is different but it would be nice to hear from folks on what criteria they look for i.e, x dollars cash flow, x dollars equity. I have bought two homes with nice equity and nice cash flow. However, there are some deals that I see with very little equity but great cash flow. Should these types of deals be considered.

I am not the seasoned pro on here as some are.
I look at cash flow. I ideally try to find rents greater than 1% of sales price. For my rentals I look for 3/1 mon and 3/2 better in good neighbor hoods where appreciation may occure. I buy at 80% of retail or less.(most are between 70-75%)
Cash flow can be a variable depending on financing terms. I judge a property to make an offer at 100% NOO rates for numbers sake actual terms are then figured in. Don’t forget maintaince and vacancy enter in the mix.
