An agent is a basic licensed real estate salesperson.

A Broker is a licensed agent who has passed the brokers exam. Step up from an agent. This person can run an office and have agents work for him.

A Realtor is an agent or broker who is a member of the National Board of Realtors, basically a trade organization. One can be an agent or broker and not join this association, but most do.

An investor is one who acts as a principle - in other words acts for his/her own benefit and not representing the interests of another. Typically we relate an investor as an owner, but this is not always true.

There are probably better definitions but these are the basics.

In the last week that I have been on this site, I have learned a whole lot from reading this forum (not as much as other areas) especially from the success stories and articles.

I have not been so much interested in step 1, 2, 3 but the actual character traits that investors like yourselves have, because I believe on working on the mindset before I grab some no cash deal and not know how to act accordingly. For instance, in the week, I have learned to start paying attention, and talk to people, in that time, I have been talking to friends from a neighbouring province, and I have found out that TWO of them are actually distressed owners, and one of them, their landlord appears to be distressed as well, trying to get out of a rental property. Just by learning to pay attention to the little things, that would trigger me to ask more questions, and find out there is a deal there. Just a little something I have to thank you people here for, my first lesson I guess you could say, paying attention to the situations around me.

One thing I have to ask, whats the difference between an investor, a real estate agent or realtor, and a broker? I always thought that agent, realtor, and broker were just different ways to say the same thing.
