I don’t think you are ready to make offers on anything at this time.
Education first. Do an archive search for GRM and cap rate and you will find a couple of long articles I did on valuing commercial property as an investment.

Hi,
I am interested in this Commercial property but I would like to be able to take over with no money down (being sold by owner).
What questions should I ask and what offers should be offered. Not sure what they are asking for this property.
I have never did anything like this before and I am hoping someone will guide me through the process.
