Natalie,

You say don’t take the word of my local agent…I’ve got American Family on this policy…should I contact the corporate office directly to discuss?

Sorry, I don’t have much experience with insurance as this is the first time I’ve begun holding property outside of my personal name.

My previous experience has been nothing more than calling up my agent and adding a new policy. I’ve only had one claim ever – for hail damage on a roof – and they paid that pronto (State Farm).

Thanks for you help,
Rusty

I’ve got a rental policy on a home in my own name but the home is titled in a LLC. Does this matter? There is currently no mortgage on the property.

If it’s yours, it’s your call as to whom to name as owner/beneficiary so call the agent and straighten this out before it burns down.

If no mtg then your LLC would be the only legal beneficiary.

Natalie is ABSOLUTELY correct!!! The 1st thing they will do is find ANY and ALL possibilities that will allow them not to pay the claim… THEY WILL EVEN LIE!!! I just settled with a Title Co. after 2 years of straight up cow crap. They know how to work the system and they have a WAR CHEST of money that will make you look like a tadpole in the ocean. YOU ARE PRETTY MUCH FORCED TO SETTLE!!! I could have gone to trial, but what for? It was better for me in this case to settle and live to fight another day. Trial lawyers also have tremendous lobbying power!!! What they do should be a crime, and probably is in some places. I will say this, experience is golden. I learned a lot over the last 2 years. My atty IS AWESOME!!! He wasn’t cheap, but worth every penny that I spent.

Rusty,

I don’t know the specific answer to your question, but you should know how insurance companies work. When you report a claim, the first thing they do is try to figure out how NOT to pay it. You are giving them a reason not to pay. Also, don’t take the word of your local insurance agent on this. Speak with someone who has authority to pay claims.

I’m speaking from experience. I can’t discuss details, because it’s going to end up in litigation.
