It is one heck of a lot easier if you have some cash and or some credit. My 2¢ is that you need to get serious or your not serious about real estate. There are several chapters on restoring your credit in various guru books. Take them to heart and turn yourself into a financial grownup. The first thing you can do to help yourself is to do the following 3 things

1 stop doing whatever is ruining your credit

2 find out how bad it is and set out to fix it

3 save up some seed capitol

If you cant set out to do these three things immediately then please take no offense to the following.

If you dont do these things and stick to then you simply dont deserve success. The good news it that everyone gets what they deserve ultimately.

Please help yourself succeed. Start here. You wont regret it. I promise

ashamed so let me have it. I have no money or credit .
Is there a sure fire way I can get jump started besides
lease optioning a property? Also is cash at closing out
of the question for someone in my position?
