That is the whole point. The tax certificate has not been issued yet. My plan was to intercede before that happpened. With the idea of 18% interest rate and he quit claim deed to me. I will look at the courthouse and see if I can dig this info up
Guy is 2 years back on property taxes, tax certificate to be issued at end of month. He is willing to quit claim to me for the back taxes owed plus 18%. If he defaults then the house is mine. Question is how do I find out what liens are on the house, how much the house is mortgaged?

go to the registrar of deeds at the county courthouse. I suggest you also check out tax lien certificates in your county, oftentimes you do not automatically get the house.
