Given your “pending deal” it may be ok.
However, three points come to mind while putting together this ad. 1) I would not put on the year of the home 2) leave out the lot rent and 3) leave out the down payment.
The reasons are simple. According to Lonnie, When someone calls on your ad, you give them that information AFTER you get their information. This will build a base for you to pull from later…should they not buy the particular one you have now. The format given is to ask how much they can afford. However, I feel that if you HAVE to have that much down, you may have better luck given the fact that you will get calls from people who know how much it is and therefore, be prepared to pay that amount.
In the end…it’s up to you.

I am going to place a sales add in the local paper this week, But can’t decide if I should include the price in the add.
The add will read:
96 2bd 1ba Like new. central H/A, Stove & refrigerator. Move in ready (location) $75 lot rent. Owner financing with $3000 down, priced @ xxxx. Will discount for cash buyer. phone xxx-xxx-xxxx
I know the 3k down will turn off alot of people, but I need the cash for a pending deal.
So what do you think, should I include the price or not?

You may want to consider the “pending deal” you mentioned if you MUST have $3k. Someone with moderately decent credit and $3000 down payment could probably qualify for a $80,000 FHA loan on a stick built home. Tough competition.
