The most effective marketing that I have used has always been signs. I use 18X24 coroplast signs with:
WE BUY HOUSES
We take over payments
No equity, no problem
We will buy or lease your house
No commissions/fees
555-555-5555
on them. I also put this on flyers that I hang up at supermarkets, Walmarts, KMarts, laundromats, anywhere with a bulletin board. I also have business cards with this on them and leave my card everywhere. I also go through classified ads looking for FSBOs and for rent ads for properties in the right neighborhoods and price ranges. I do a reverse search on the internet for the name and address associated with the phone number, then send out a letter to them.

Try some of these methods and if you run an ad, you can use the same wording. It really seperates you from the rest and is very good at generating lease option leads.

Hey guys and gals,
I am ready but this is the situation: I want to L/O a home to use as a personal residence. With that in mind do I need a legal entity to do the deal? Secondly what forms or contracts will I need to lock a price with the seller and where can I find them(I haven’t purchased any courses yet)? Am I getting off the path by thinking I can find a L/O with a monthly payment that is lower than my rent? I know I’m rambling but I can taste this one!!! Finally, Carey where in in Pa. do you live? Thanx for any input.

My suggestion is to send MATT B an email and get his phone number to talk to him. He definitely would be a great guy to talk to about L/O’s.

And he’s correct, you do not need a legal entity to do a l/o.

It shouldn’t really be necessary to have a legal entity to lease option a house for yourself. As far as the forms go, if you’d like, send me an e-mail off the board and I’ll give you what you need. I am wanting to do L/O’s to get me started in real estate investing. I think I should start by putting an ad in the paper. There are several ad’s in our paper for this sort of thing and I want to word mine diffrent, because all the other ones sound the same, but I need some help I don’t really know how to word it. Most of the ones around here say “We buy houses, cash or terms!” I am in Oklahoma, I would appreciate any advice you could give.
