I know one mortgage person, but don’t have the number with me. If you need it sometime, just let me know.
I’d suggest for escrow companies that you look in the yellow pages and call all of them up and find out what their fees are. If they are nationally-know title companies you don’t need to worry about them. If they are smaller, you may want to check the state dept of insurance and the local distric attorney’s office to find out their reputation.

After over a year of not having a car (which I got back in July) and whining under various names in this forum and the one at richdad, I’m finally taking the plunge. I got my voice mail set up today, and the PO box contract will be mailed to my home address within a week supposedly to prove my address is correct. I have to take the letter in to the post office to get the key. After that it will take another week or so for the business cards to be printed up. Then I can start going down to the Civil Courthouse and digging through evictions to find tired landlords to send my l/o letter to. I also got some office supplies that I’ll need. Wish me luck.
Good for you. I remember your post well. And you got a lot of responses and support at that time. You may already have done the hard work. As somebody posted recently, just changing yourself to get to the point of being active is, for many, the most difficult job in real estate investing.
I’m glad you have been able to settle on one approach. I think the plan makes sense. Of course, here in CA the eviction cases are not poublicly available until 30 days after they are filed. Thus, many of them will have been concluded and the property owners may not feel as much emotion as when they first filed.
I suggest that you keep a list or database of the names of the owners so that you don’t have to keep mailing over and over to those who are not bothered by a little thing like an eviction. Now, it will probably be better to mail to them several times than just once. Once is not enough to convince a property owner that you are serious. Remail about every three or four months. By that time they may have another bad renter.
