No, I’m just kidding. Actually the PM gave me HER daughters # because daughter has a mobile to sell. Asking price was 4000. Got her down to 3000 by asking “If I gave you an all cash offer today, what is the lowest you could take?” Its a 1980 something or other. 3 bed 2 baths, needs some repairs according to her. I haven’t seen it yet. Actually haven’t even read Lonnie’s book yet. Still waiting for it. Hope it comes by tommorrow. I know enough of what NOT do by constantly reading these posts. It is a CURSE. I cannot sleep because I am so exited about all the posibilities here with these mobiles! Obviously the home can stay in the park. The lot rent is current and she has clear title to the home. Should I treat this differently then any other deal I may do? My thinking is if I just buy it for 3000 I am in the park and the PM will remember that I bought the home from her daughter that nobody else wanted. Kind of like an in with her. I will also pay the PM a referral fee when I locate a new buyer for the mobile. I am also thinking she might be less stringent on application requirements since she is trying to get this sold for her daughter. Am I going the right way with this? Any other thought or suggestions? I haven’t bought one yet.

  • No title) Can’t stay in the park because it is pre-hud. Don’t know what to do with this however. Also a free 69 something with clear title for free to. I am working on buying 3 repos in this same park.

The PM is getting very acquainted with me.She is very cooperative, going so far as to just handing me her files to research the homes I am interested in. Can I be there to much? I don’t want to be a pest. These deals just seem to abundant and easy here.

If you don’t stop to read irrevelant ones you could have your answers way before Christmas. I can’t even begin to remember how many I’ve gotten free but probably half of all my deals have been free. That means about 210 freebies. Most folks don’t seem to have realized it yet but freebies can be developed into a real serious niche market, without serious competition. I haven’t had to finance a SINGLE one of them either. Haven’t ever had to get the PMs permission to sell to the buyer of my choice (the one waving the cash). Never had an installment sale tax problems either. No repairs either. No space rent either. No back property taxes either. No evictions, no repossessions, no faux tenants. This is a real NO NO. Tripling or quadrupling your investment with NO time element involved, because I don’t pay for the mobiles (referal fees) until AFTER I have sold them for cash, WITH the PMs permission, can be better than printing your own money. And it all perfectly legal and ethical. Even Max’s fiance would like this one. Isn’t this better than getting a yield of 10,000% a year? I keep waiting for a response from people and it never comes. Let me take a poll of the readers of this post. How many of you are actually awake right now? Yeah I know, nothing but a looong silence. It figures. I know some of my posts put people to sleep, but figure it out. I make more money as a ‘junk man’ than almost any other way. If you are really serious about moving up on the food chain, possibly even as far as Big Macs, it really might be worth a look in the archives under (whisler). You never quite know what you might find there. I think my older posts were, BY FAR, my best ones. I didn’t have so many arrows in my back, so I spoke more fankly about some real insider’s secrets than I do now.

How much is the lot rent? Is there any negotiation for have some free lot rent until you find a buyer? Are you advertising for a buyer now? Would the park owner allow you to finance a deal for your prospective buyer (it isn’t a rental as you are the bank)? This would give you a larger down payment and cashflow with your terms. We have financed some MH’s in other parks. The PM has all the control and rules so we bought our own park. We still have some in other parks. Things are going great. Love the great deals when PM’s auction off the abandoned homes and the finance company walks away…wheww. There is a lot of opportunity.

Actually Doc, I had read the archives BEFORE I asked this question. Probably 2-3 hours on this subject. My main challenge with this park, this PM and this freebie is that she has somebody estabilished that she uses to pull the freebies. He doesn’t charge her to pullout and he can be there to remove it completely in a week. I don’t think he pays referral fees however. I on the other hand would have to market for a new buyer and some time would pass before the home is removed. She just wants it to be out of her hair. I guess I COULD pay the current lot rent on this one until it is sold. Don’t really want to do that however, since I haven’t even done a deal yet and don’t know if this would sell for sure. How can I sell myself to her? What am I offering that this other guy doesn’t? REFERRAL FEES? Why should she choose me? I just don’t get this part. Thanks MicheleCO.

In this area there are quite a few folks who buy very cheap MH’s to move onto private land. So I need a place to make them “visible” to passersby, etc. I’m working on that problem now.

There aren’t but about 2 small parks anywhere close to me, and I’ve yet to actually get hold of the manager of either (not onsite…and doesn’t answer the phone sigh). So I’m thinking one of my “target markets” should be selling to people who already have a place for the MH themselves… no park.

There is a place about 30 miles from here doing just that… selling old MH’s they fix up and resell off a lot on a major highway. The woman says she sells so many she wouldn’t even venture to guess how many in a month, etc. I see MH’s going in and out of there all the time… inventory is different everytime I drive by. She’s been doing this for years and must make excellent income doing it because of the prices she’s getting. She’s a little um… eccentric, due to her age I think (80 years), but every now and then I can get her to tell me something important… the rest of the time she’s just giving me a sales pitch on a particular home, something the previous owner told her about their personal life, or telling me about someone stealing her pot flowers. Go figure. I listen… I empathize… but she doesn’t remember me at all the next time I go back. She doesn’t know I’m in the business, I have been there twice as a potential buyer… I’m just collecting information on MH values/prices from her… one of my best resources!! She loves the company so it’s good for both of us. Anyway… I know there is a huge market here for this type of thing… she and a couple of others are the proof! I just have to find a good location and a mover who is cheap enough. Nothing too major I think… I’ll get there soon.

Am just curious about what kind situation you’re pulling this off in, i.e. kind of park, PM relationship etc. I’ve been offered a freebie or two recently, but I don’t know a single park in my area where I wouldn’t have to put work (i.e. money) in, could sell to buyer of MY choice, pay lot rent, etc. and with the older ones would probably have to move it, yet parks aren’t allowing move-in of 70’s models. The concept is interesting, but am I missing something, or is it my area?

I haven’t seen your manual yet re: “Profiting in the Extensively Pre-Enjoyed Manufactured Home Market”…but the concept of dealing in junkers has crossed my mind. More so lately.

I know of several around these rural areas…and I’m sure many could be had for free. My concern was what to do with them, in the physical sense…to the point of wondering if I should invest in a Toter Truck, to be able to drag them away. Could then move and deliver them myself to the next owner’s spot. But that idea seems excessive, if instead I could work out an agreement with someone who “drags & drops” them already.

As you may have noted a week or so ago…I highly recommended others review your posts, make copies and create a manual out of those that are related to the kind of investing they would like to do…so I’m certain at least one of us is interested!! I’d been focusing on your more recent posts, so I’ll change that today, and as yousuggested…begin looking at some of your earlier posts.

Me…I’d love to deal in the junkers…and I’ll go back and read some of your oldest posts for more info . Any suggestions you provide in this forum are greatly appreciated. Thanks…

By the way, did I mention my 4 hungry children who are depending on me to use your ideas? :wink:
